FACILITIES & HVAC MAINTENANCE OBJECTIVES
To provide comprehensive facilities and HVAC preventive maintenance for 12 centrifugal chillers, with all major initial commercial HVAC repairs and maintenance activities to be completed within a three-month period.
FACILITIES & HVAC SOLUTION
Since this building requires some cooling year around, turnaround time and coordination were critical. Therefore, to achieve the client's goals on schedule, while providing uninterrupted service, we assigned six to eight expert facilities maintenance and HVAC technicians to this account, all of whom were trained and experienced in maintaining both old and new centrifugal chillers.
The EMCOR Services Northeast team cleaned the industrial chiller condensers and evaporator tubes, performed non-destructive analysis of the tube bundles, inspected the bearings, changed the oil and filters, and analyzed refrigerants. Our facilities management team then provided monthly facility operating inspections for the remainder of the contract period.
FACILITIES & HVAC SERVICES – UNIQUE CHALLENGES
Successful completion of this facility HVAC repair and maintenance project presented several unique challenges. For one thing, the mechanical rooms were located in the sub-basement, 7th, 61st, and 62nd floors, making coordination of materials particularly complicated. Furthermore, the company needed to develop innovative HVAC solutions to maintain centrifugal chillers that ranged in age from new, with current hydrofluorocarbon refrigerant, to almost 30 years old, with refrigerants that are no longer in production.

The Hancock Tower in Boston, a Beacon Capital Partners' property, is the tallest building in New England. The 62-story structure is characterized by its glass mirror-like “skin,” which reflects nearby historical buildings. The Massachusetts building provides commercial office space for such tenants as Investors Bank and Trust, Marsh and McLennan, and Hill Holliday and Cosmopulos, all of whom are CommAir/BALCO customers.
